FAQs About Our Services
Here are answers to some of our most frequently asked questions concerning our services.
What is the MLS?
...
What is REALTOR.com?
In short, REALTOR.com is the public version of MLS.
Where MLS is a private database accessible only by real estate professionals, REALTOR.com is publicly accessible to anyone via the internet.
This also means that any home that is listed on the MLS, will be publicly viewable on REALTOR.com by any individual.
Will My Listing Look the Same as Those Who Have Paid for a Commission Based Service?
Yes. Our Full Service Listings is just that, Full Service.
Won’t Buyer Agents Boycott My Listing?
No! Buyer agents do not care as long as they are getting paid.
For even more reassurance, it is a violation of the Sherman Antitrust Act for any agent representing a buyer to purposely choose listings to show and not to show based on fees that the listing agent receives.
Do You Also Represent Buyers?
Of course!

FAQs About Showings
Here are answers to some of our most frequently asked questions about how our listings are showed.
Will You Show Our House?
Yes, we use a MLS scheduling program that allows other Real Estate agents to schedule times to show their buyer clients to view your property.
What Happens if a Potential Buyer Calls Friddle Real Estate Directly to Schedule a Showing?
We will look at the showing schedule that we have established with you, the homeowner, to make sure the time the interested party wants to view the home is available.
If the requested showing time from the interested party falls under the already pre-approved showing schedule, we will schedule the showing.
If the requested showing time is outside of the already pre-approved showing schedule, we will contact the homeowner to check if the requested time is possible.

What Are Open Houses? Are They Necessary?
The purpose of open houses is to offer potential interested buyers a preview of your home in a no-pressure environment.
Statistically, open houses are only responsible for about 2% of all home sales.
So typically, they will not get your home immediately sold, but the more exposure the better.
How Do You Handle Open Houses?
We normally schedule open houses on Saturdays and/or Sundays.
The purpose of an open house is to provide a no-pressure environment for interested parties to preview the house.
We also host broker open houses which operate much like a normal open house but are targeted for real estate agents and brokers. The purpose of a broker open house is to get as many real estate agents and brokers to see your home in hopes that they have a current or future client that would be interested in your home.

How do other Realtors® show my home?
Buyer agents will contact us directly to schedule a showing time for their client.
During these showings, the buyer’s agent is required to be present with their client.
